Renting out our Home! HELP! {NPR}
Hi Ladies!
Hubs and I are moving to Washington in a few weeks and will be renting out our home here in Vegas. I was wondering if any of you had any tips for us. I have previously used a property management company for my last home, and it was more trouble than it was worth. We would like to try it ourselves this time! Anyone with any experience being a landlord?

Do a credit check and look through it with a fine tooth comb. Credit tells a lot about someone. It doesn't mean bad credit shouldn't be allowed to rent. If their credit is bad don't be scared to ask for a bigger deposit.
Make sure your tenant has a rental history with legitimate foot prints. For example a lot of things can be fabricated and falsified. Also keep an eye on how many times they've been late in their last rental properties... Cause most likely thats what you get to look forward to.
No matter when they move in.. make sure you take first and deposit upfront and then pro rate the following month. Do not start working with the person or allowing them to pay in payments you want to start off strict so they know you mean business.
Also... Video camera your entire place before you rent it. From a video you can always pull live shots for court if need be.
I use to have a side business doing property management years ago.
They have web sites for owners that you can pay to be a member with all of the legal docs like rental agreements, 3 day pay or quit and credit check apps are on it. You can also do credit checks as well.
@mbaby1 my home is appx 1750sqft, it's a little over 1.5 yrs old, and its on the north side in a very nice gated community with pool and park. We are thinking we want to rent it for either $1050 or $1100. The home will have a home warranty, and security system. Also has granite, and tile on first floor. Let me know!
